An
increasingly used concept of construction procurement is Construction
Management
- a technique where projects are broken down into a number of various manageable
trade packages which form the basis for a series of individual contracts direct
with the client.
F.R. Gainsbury have successfully completed a
number of such projects. The benefits to the client are usually an
earlier start (and thus an earlier completion) and an overall saving in
cost. However, Construction Management is not always appropriate for each
project or for all Clients since the balance of risk rests more towards the
Client than with a main contractor. Nevertheless, the rewards , which are
derived from this procurement route, are always worth considering if an appropriately
experienced team is in place. |
